Dear Applicant,

 

 Thank you for taking the time to apply for our property.  Below is our rental application process and overall criteria. Please read this entire document, and then click the application link at the bottom of the page to fill out the application.

 

APPLICATION PROCESS

 

              Generally, the first application received for a specific property would be processed; if approved all other applicants for that property can request another property or have their application fee returned. Application fees are not refundable if the application is already being processed or if the application is denied.  In the event more than one application is received on the same day, the applicant who can move in soonest is processed first.  If there is no difference in the requested move in date, the application that appears to be the most qualified will be processed first. Your application will be processed promptly and we can usually have a decision made within the same day.  In order to speed the process along, please make sure we have all the necessary information on your application along with your APPLICATION FEE OF $30 PER PERSON AND $30 PER CO-SIGNER . IF MARRIED EACH PERSON MUST FILL OUT AN APPLICATION AND SUBMIT THE APPLICATION FEE.  WE WILL NOT PROCESS YOUR APPLICATION UNTIL ALL INFORMATION AND FEES ARE COLLECTED.

 

            If your application passes the screening criteria, you will be offered the property.  The property is still available to others until the deposit is paid and lease is signed.   The deposit can be sent electronically or with a credit card    You will receive email instructions once approved.  Once we have received your deposit, the property will be taken off the market.  If you later decline the property, the money that was put down will be forfeited.  

 

GENERAL REQUIREMENTS

  • Every resident at least 18 years old must complete applications in full.
  • Incomplete, inaccurate or falsified information will be grounds for denial.
  • If your application comes back approved with conditions, an additional Ã?½ months rent deposit is automatically required.

 

INCOME CRITERIA

  • Monthly rent payment plus other fixed obligations which include rent, car payment, insurance, utilities and the like should total no more than 75% of your monthly income.
  •  The applicant must have some form of income source, employment or verification of starting employment within a reasonable time from the start of the lease.  If self-employed, you need to provide the latest tax return.  If you are a full-time student and your primary source of income is from your parent or guardian they will need to co-sign your application.  Their application will be processed along with yours, there is a $30 application fee, and we will run the credit check.  Your co-signer must be approved in order to rent the property.  They would then need to sign a co-signer agreement form.
  • Current pay-stubs for the last two pay periods from your employer or documented proof of income other than employment is required and must be faxed to us at the number above. Verifiable income or liquid assets equal to two and one-half times the total annual rent will be required for unemployed applicants.  (Verifiable income may be bank accounts, spousal/child support, trust account, social security, unemployment, welfare, grant/loans).

 

CRIMINAL CRITERIA

 

  • A criminal records report will be run on every applicant.
  • A conviction, guilty plea or no-contest plea for any felony or any misdemeanor or gross misdemeanor involving assault, intimidation, sex related, drug related, property damage, weapons charges, criminal trespass, theft, dishonesty or prostitution will be grounds for denial.
  • Any criminal record activity that could be deemed harmful or threatening to the health and safety of an individual, the rental property, neighborhood or property of others will be grounds for denial.
  • Pending charges or outstanding warrants for any of the above will result in a suspension of the application until charges are resolved.  Properties will not be held off market while awaiting resolution of pending charges.

OTHER CRITERIA

 

  • We allow only two people per bedroom and up to five non-related occupants.  Some city zoning may stipulate less numbers.
  • We do not allow certain types of dogs that may have violent tendencies if mixed with other dogs.  Examples of dogs not allowed are Pit Bulls, Rottweillers, Dobermans, and German Shepherds, Huskies,Chows or mixed bread with any of the above.  Owners reserve the right to deny any dog, so speak with the leasing agent prior to making application. All pets are subject to pet rent.  There is a limit to the number of pets in one household.  We have a pet rent of $25 month per dog and $25 month per cat.
  • Please use the premises only as a private residence, it is not to be used in any way that is illegal or dangerous or which would cause a cancellation, restriction, or increase in management insurance premium.  Working from your home is allowed, however, we ask that you do not use it as your primary work place.   For example, we do not allow home daycare businesses.
  • Any unlawful detainers may be grounds for denial.

 

RENTAL SCORING

 

            Many property owners rely upon Rental Scores to estimate the relative financial risk of leasing an apartment to you. In addition to estimating risk, rental scores are an objective and consistent way of reviewing relevant applicant information, and help speed the application approval process. 

 

            How is my rental score determined?

 

            Rental scoring systems assign points to certain factors identified as having a statistical correlation to future financial lease performance.  Your rental score results from a mathematical analysis of information found in your credit report, application and previous rental history.  Such information may include your bill-paying history, the number and type of accounts you have, collection actions, outstanding debt, income, and the number of inquiries in your consumer report.  The final number or rental score represents an estimated level of risk as compared to the performance of other consumers in a range of scores.  

            Because your rental score is based upon real data and statistics, it is more reliable than subjective methods of evaluating your information.  Rental scoring treats all applicants consistently and impartially.  Additionally, your rental score never uses certain characteristics like race, color, sex, family status, handicap, national origin, or religion as factors.

 

            How is my rental score used?

            Rental decisions are based upon how much risk a property owner is prepared to accept.  Each property owner, therefore, sets the minimum score required for approval of an application.  It is possible for your rental score to yield different results depending upon where you apply.  Your rental score might mean a denial at one property, while the same score might be approved at another.  It all depends upon the risk a property owner is prepared to accept.  

 

            What can I do to improve my rental score?

            Your rental score may change if the underlying information is based upon changes.  The total improvement, however, generally depends on how that factor relates to other factors considered by the scoring system.  Nevertheless, to improve your rental score, concentrate on paying your bills on time, paying down outstanding balances and not taking on new debt.  Your chances of approval should also improve, if you apply for an apartment with lower monthly rent.  

 

            Where can I have my score explained?

            Should your application be denied based upon your rental score, you can learn which factors most negatively influenced your score, by contacting the consumer reporting agency listed below.  Additionally, you can obtain a free copy of your consumer report if you make the request to the consumer-reporting agency within 60 days of the denial.

            This letter also serves as the Megan's Law notification. Most states have established mechanisms for the community to access specific information about registered sex offenders. This information may be available via the Internet, a visit to a local law enforcement agency, or by an actual notification to your home or public school. This form also allows us to run your credit card or banking information, you provided to us to submit your application fees. Please note this information is confidential and will not be shared with any other parties.
